I am an investor buying sinkhole
homes in Pasco Florida. I need more property in Port Richey. Pasco county is a great
place to be a real estate investor. Most people in the real
estate boom bought homes for the wrong reason. They were in it
for the short quick turn. Get in and get out with a quick buck.
This caused the homes to over inflate the real value of the
homes. All that is happening now a correction in the value of the
homes to be more inline with what they have historical trends.
In the past the home values have gone up an average of 7% per
year. During the boom home prices were going up 15% per year.
Like most long term investors you could see the end coming. Well
the bubble has popped. This is the same thing that happened to
the stock market a few years ago. It had a major correction and
came back to the historical behaviors. If the same people had
bought and held their property as a rental. They would have a
great asset making them a great profit. People ask me Is real
estate a good investment. The answer is it is a fantastic
investment. I am predicting very high inflation in the next few
years. Our economy is built on cheap energy. the price of
gasoline has recently come close to $4.00 a gallon. As I say
were gas goes the rest of the prices will follow. Everything
will probably double in price. Owning a big fixed asset if a
fantastic investment when there is high inflation. he next best thing to
investing in a rental home is to pay off your existing mortgage. The
highest paying and safest investment you can make is to pay off your
mortgage. Is there any thing that gives you a higher rate of return
then the 5 to 7% you are now paying. Yes I know there is an
exception to every rule and there are tax consequences. but as a
general rule this is a good financial strategy to follow.
Lastly if you are going to do rentals do not over extend your self.
