If you think your Florida home is in danger of collapse from a sinkhole or sinkholes that have formed, there are initial steps you should take prior to calling me and prior to repairing your sinkhole damaged home. First you need to call your insurance agent and file a insurance claim, but only after you have secured the area around the sinkhole, especially if there are children present. Once you file a sinkhole claim, your insurance company will send out an engineering company to determine if your house is in danger of collapsing into the sinkhole. If you do have unstable ground, the insurance company in many cases will pay for the sinkhole repair and future stabilization. Please do not fix the house before you talk to me. I buy unrepaired sinkholes in Lutz and surrounding Pasco and Hernando counties and can provide you with options. Danger of a full collapse or future collapses is often avoidable regardless of recurrent and subsequent repairs, by selling your sinkhole home to me before it drains you financially.

What Causes the Danger After Collapse?

Collapse sinkholes are the most common type in Florida. They happen suddenly where the overburden is thick with soils and heavy clay. Collapse sinkholes are deep, steeply-sided holes in the ground. They are frequently triggered by fluctuations in the water-table. As water levels fluctuate, the roof of the cavity is stressed and then weakened. Eventually, the water-table drops too far down and the cavity walls are unsupported. Eventually, the ceiling collapses because the overburden cannot be supported, hence, a sinkhole is formed.

Avoiding Danger if You Have a Florida Sinkhole
The "throats" of a sinkhole which are located at the bottom of some sink holes often have very steep and sharp drop offs that can sometimes reach tens of feet deep (or more) into caves and crevices in the bedrock beneath the sinkhole opening.

The walls of a sink hole are "funnel-like" and often have a slick surface from mud or muck. Although it is natural to be curious about a sink hole, especially if your house is in danger of collapsing or falling into it, should be completely avoided. It is never safe to get near to a sinkhole that clearly has a steep vertical drop off. The sides of the sink hole may extend to a depth of over 120 feet and it may not take a lot of weight to collapse the edge around it (overhang) if stepped on.

Children, household pets and livestock can get trapped in a sink hole should they fall into one. If the sinkhole is newly formed, it can be very unpredictable and all danger should be avoided by avoiding the area. Call a sink hole expert and notify the water management company immediately.
